You can now secure an office in the high-rise

World Trade Center Ballerup

The 15-storey office tower offers units from 53 to 14,000 sq m. The premises will be ready for use in 2024.

Next year, the more than 60-metre-tall World Trade Center Ballerup office high-rise will open, offering up to 1,000 workspaces and units from 53–14,000 sq m. Many local companies are expected among the upcoming tenants, predicts the commercial real estate agency Lintrup & Norgart A/S, which is responsible for the leasing.

In a year, the 15-storey World Trade Center Ballerup multi-tenant office high-rise, with nearly 20,000 sq m, will open its doors on Borupvang in Ballerup—ten years after the opening of the original World Trade Center Ballerup with roughly the same floor area, which today is distributed among more than 100 tenants of widely varying sizes.

The future tenants in Ballerup’s tallest building will—besides an exceptional view—have access to a wide range of facilities: a shared canteen, a shared reception with lounge area and café, a health centre with clinics and practitioners, a fitness centre, and a meeting centre with everything from small, intimate rooms to an auditorium and meeting rooms that can also be used for exhibitions and conferences. The World Trade Center Ballerup high-rise will have 30 serviced apartments, for example for seconded employees, as well as VIP Business Club facilities.

Lintrup & Norgart is responsible for the leasing
“At Lintrup & Norgart, we are both proud and pleased to have been selected for one of the largest office leasing assignments in Greater Copenhagen. The interior will be in a raw New York style, for example with high ceilings and exposed installations—a very popular style, as we know from a number of other multi-tenant buildings we have helped develop and lease. We expect that a large share of the tenants will come from the local area; some may need more space and prefer a completely new fit-out, and we will soon begin contacting a wide range of local companies,” says Stig Lintrup, CEO and partner at Lintrup & Norgart.

With more than 40,000 jobs, Ballerup is one of the municipalities that both has the most jobs in Greater Copenhagen and has the most jobs—in the entire country—relative to its population. World Trade Center Ballerup is located by Ring 4 and close to the motorway; the area is served by several express buses, is within walking distance of the S-train—and offers plenty of parking spaces right outside the door. Already now, interested companies can be shown the premises and fit-out.

“We are pleased that we will soon be able to welcome tenants, and it is difficult to find larger units in Ballerup, which has many companies within IT, technology and life science. After a leasing process involving several brokers, we chose Lintrup & Norgart, who were very excited and enthusiastic and immediately saw that our new office high-rise fills a gap in the local market,” says Ib Henrik Rønje, CEO and co-owner of the property company Kongeegen A/S, which is also behind the first part of the World Trade Center Ballerup complex in the suburban municipality.

The World Trade Center high-rise is expected to achieve DGNB Silver certification for sustainability and is being built by the Ikast-based contractor and property group NRE, which has joined as a 50% owner.

“We are often co-owners of the properties we build; that gives us influence and enables more thoroughly thought-out projects. We can offer modern and efficient premises in an area characterised by properties from the 1980s and 1990s. We ourselves benefit from the flexibility of having an office in the first World Trade Center development in Denmark: sometimes we need to hold meetings with two people, but other times we are 30. We are a family- and partner-run company, and the same applies to Lintrup & Norgart, which has a professional presence and presented a very well-prepared proposal for the leasing,” says Jacob Eiskjær Olesen, CEO and partner at NRE.
